Scope of Services

Lender - Investor - Legal Services

  • Feasibility study
  • Condition assessment
  • Due diligence research
  • Repositioning study and advisory
  • Third party review of project data (e.g. design, pro forma, schedule, program)
  • Periodic construction project status advisory
  • Construction claims analysis and expert testimony

Construction Management Services
Full service construction management and specific task management:
  • Cost control
  • Project scheduling
  • Interface with client and contractor in maintaining the project budget and schedule; assure periodic updating and incorporation of current information
  • Coordinate A/E for changes to the design required by client
  • Lead construction meetings with architect and contractor
  • Construction observation and reporting
  • Provide review and recommendations regarding contractor's monthly draw request
  • Troubleshooting and problem-solving: coordinate resolution to construction and operational challenges
  • QA/QC reporting
  • Review change orders and make recommendations to client
  • Manage the purchase and timely delivery of owner provided FF&E
  • Manage occupancy effort, including municipal inspections/permits, project closeout, operations and maintenance transitions (startup, owner training), and coordination with tenants (retail, commercial and/or residential)

Development Services
Full service management of all facets of development process, including feasibility, design, financing, permitting, construction and occupancy:
  • Due diligence research
  • Program/phasing assessment
  • Creation and management of pro formas, budgets and schedules
  • Manage the selection of the consultant and construction team (e.g. A/E, roofing, testing and inspection, envelope, acoustical) and others as required; negotiate associated contracts for client execution
  • Interface with design/consulting disciplines to provide construction and operational expertise during design development
  • Manage in-depth cost engineering effort
  • Provide interface and reporting regarding functional and operational related design decisions
  • Participate in permitting meetings with governing agencies; report on the permitting process
  • Coordinate the provision of utility services for the project
  • Prepare solicitations and contracts for FF&E such as fitness equipment, telecom/data sytems, management office equipment, signage, and other operational elements
